PadSplit Loan FAQs

What is a PadSplit?

A PadSplit is a shared housing model that allows property owners to rent out individual rooms to tenants, maximizing rental income per property. PadSplit units are designed to provide affordable housing solutions by renting rooms individually, typically with shared common spaces like kitchens and bathrooms. This unique model offers more flexibility for tenants and increases rental income potential for landlords.

Can I renovate a property into a PadSplit?

Yes, you can renovate an existing property into a PadSplit with Certain Lending. However, it’s essential to follow both PadSplit and local housing guidelines. Converting a property to a PadSplit may require updates to comply with zoning laws, safety codes, and occupancy requirements. We offer renovation financing options to cover renovation costs for transforming a property into a PadSplit.

Which markets or cities allow PadSplits?

PadSplit is available in various cities across the U.S., but local regulations vary. The primary markets for PadSplit currently include major metropolitan areas with housing demand and affordability constraints, such as Atlanta, Houston, Dallas, Tampa, and San Antonio. Check with PadSplit to see if your city supports this model, as zoning and other local regulations may impact the ability to convert and rent properties as a PadSplit.

How does financing for a PadSplit rental loan work?

Financing a PadSplit rental loan is similar to financing a traditional rental property loan, though typically at lower leverage levels. Interest rates and loan terms depend on factors like credit score, property value, and current market conditions. Certain Lending provides competitive rates and a streamlined process to make securing financing for your PadSplit investment simple and efficient.

What’s the max LTV on a PadSplit loan?

The maximum Loan-to-Value (LTV) on a PadSplit loan generally depends on the loan type and property details but is often around 70-75% of the property’s appraised value.

Is rental income verification required for a PadSplit loan?

We do not require rental income verification for PadSplit purchases; we only require a lease from PadSplit. Rental income is calculated based on the market rent potential of each individual room, making it more flexible for borrowers who are still in the process of leasing out each room.

Is there a limit on the number of bedrooms for a PadSplit loan?

Certain Lending does not limit the number of bedrooms to finance a PadSplit property. The maximum number of bedrooms allowed can vary based on local zoning codes. Generally, PadSplit properties aim for 4 to 6 bedrooms per home, though in some cases, properties with more rooms may be acceptable. Ensure you check with both your local zoning laws but note that we do not have a limit.

How is DSCR calculated on a PadSplit loan?

The Debt Service Coverage Ratio (DSCR) for a PadSplit loan is calculated by dividing the property's net operating income by the total debt service. Certain Lending uses the market rent when calculating DSCR on PadSplit rental loans.
