We do not require rental income verification for PadSplit purchases; we only require a lease from PadSplit. Rental income is calculated based on the market rent potential of each individual room, making it more flexible for borrowers who are still in the process of leasing out each room.
Certain Lending does not limit the number of bedrooms to finance a PadSplit property. The maximum number of bedrooms allowed can vary based on local zoning codes. Generally, PadSplit properties aim for 4 to 6 bedrooms per home, though in some cases, properties with more rooms may be acceptable. Ensure you check with both your local zoning laws but note that we do not have a limit.
The Debt Service Coverage Ratio (DSCR) for a PadSplit loan is calculated by dividing the property's net operating income by the total debt service. Certain Lending uses the market rent when calculating DSCR on PadSplit rental loans.
